Development in Traverse City

Traverse City is one of the smallest and most concentrated markets on the corridor: roughly 47 engineering firms and 88 AEC firms serve a four-county metro of about 154,000, so the people who buy design and construction here already know the people who deliver it. The pipeline is far bigger than the population suggests, and it's institutional rather than speculative: Munson Healthcare, northern Michigan's largest health system and largest employer, is investing $40 million in women's and children's services at Munson Medical Center, Cherry Capital Airport is building a $120 million terminal expansion through 2028, Traverse City Area Public Schools passed a $180 million capital bond in 2024, and the city is rebuilding its regional wastewater treatment plant. Tourism, the cherry and wine economy on the Old Mission and Leelanau peninsulas, and Hagerty's downtown headquarters give the metro a private-side base, while the resort economy keeps workforce housing at the top of every local development agenda. The design bench is homegrown and long-tenured, with Gourdie-Fraser working the region since 1948 and Gosling Czubak since 1957, so the same firms recur on the same teams for the same owners. That's what makes it an underserved BD market rather than a crowded one: winning here is about standing in the room, and only a handful of firms are consistently working it.
